Miller Construction Underway with 197,122 SF Gateway Commerce Park Building 4 for EastGroup Properties
MIAMI GARDENS, Fla. – Miller Construction is underway with the Class A, 197,122-square-foot Building 4 for EastGroup Properties at Gateway Commerce Park.
Fast-tracking EastGroup Properties’ Miami-Dade market expansion, Miller has already delivered 397,494 square feet of upscale industrial space in Buildings 1 and 5 at the business park in Miami Gardens and expects to complete the newest distribution/warehouse structure in spring 2020.

Designed by architect Horton, Harley & Carter of Tampa, Building 4 will feature architectural details including hurricane-impact showroom glass, tilt-panel entry features and metal canopies. To maximize efficient workflow and use of space, the concrete tilt-wall building will have 32-foot clear-height ceilings, 54 by 50-foot column spacing and dock-high rear loading.
Project team members for Gateway Commerce Park Building 4 include engineers Ludovici & Orange (civil), Center for Innovative Structures (structural), Clear Engineering (electrical) and Peter Tankel, P.E. (mechanical and plumbing).
Building 1 is fully leased, with JLL handling leasing for the park. Reflecting Miami-Dade market’s significant demand for quality industrial space, Building 5 was completed in September and is already 70 percent leased. Both buildings have garnered Fortune 100 tenants.
The 61-acre business park is located at Florida’s Turnpike and County Line Road (NW 215th Street), with quick access to Florida’s Turnpike, I-95 and the Palmetto Expressway. Miami-Dade’s and Broward County’s major airports and seaports are just minutes away.
